Two Real Estate Clients, Two Parts of the Customer Journey

This case study highlights two separate MRKT360 real estate engagements. Client A, a premium residential and commercial brokerage, partnered with MRKT360 in 2018 to improve lead generation through paid search, keyword targeting, landing page optimization, remarketing, conversion tracking, and Google Ads optimization. Client B, supported in 2025, focused on improving lead management through CRM integrations, AI calling, lead qualification, call-status tracking, and workflow automation. Together, the engagements demonstrate a connected approach to real estate acquisition: Generating Demand → Capturing Leads → Understanding Intent → Following Up → Booking Conversations.

Creating a Stronger Path From Property Interest to Agent Conversation

Real estate marketing involves reaching prospects at different stages, from buyers researching neighbourhoods and listings to sellers comparing brokerages and renters exploring properties. Client A needed to identify high-intent property searches and focus advertising on stronger lead opportunities, while Client B, with over 1,000 leads entering its pipeline in 2025, needed a clearer system for capturing inquiries, understanding prospect needs, and prioritizing agent follow-up.

MRKT360 addressed these challenges at different stages of the customer journey. Client A focused on generating and optimizing demand, while Client B focused on organizing incoming leads, improving follow-up, and turning inquiries into agent conversations and appointments.

The Strategy Behind the Results

MRKT360 built each strategy around the stage of the real estate journey where the greatest opportunity existed. For Real Estate Client A, that meant improving how prospective buyers and sellers were reached through search, advertising, landing pages, and remarketing. For Real Estate Client B, that meant improving what happened once a prospect entered the lead pipeline through CRM integrations, AI calling, qualification, tagging, and workflow automation.

The objective across both engagements was consistent: Create a clearer path from property interest to meaningful sales conversation.

High-Intent Paid Media

Real Estate Client A used Google Search, Display, YouTube, and remarketing to reach prospective buyers and sellers at different stages of the property research process.

Keyword research, negative keywords, automated bidding, scheduling, and ongoing optimization helped concentrate more spend around relevant opportunities.

Landing Page Relevance

Search terms, advertising messages, and landing pages were aligned more closely through targeted pages and dynamic text replacement.

The goal was to make the experience feel more relevant to the market, location, or property intent that brought the prospect there.

CRM & Lead Integration

For Real Estate Client B, a dedicated CRM environment was established and connected with the client’s lead flow.

Incoming inquiries could move into the CRM, where contact information, property details, lead type, call status, and follow-up requirements could be managed more systematically.

AI Calling & Lead Qualification

An AI caller was configured around real estate-specific scripts and scenarios, supporting inbound and outbound conversations.

The workflow was designed to identify whether prospects were interested in buying, selling, or renting, capture additional context, and help determine the appropriate next step.

Reaching Prospects When Property Intent Becomes Clear

For Real Estate Client A, MRKT360 conducted competitor and keyword research to identify searches with stronger buyer and seller intent, refining or removing lower-value, budget-draining terms. Search campaigns focused on relevant property and location searches, while automated bidding and ad scheduling helped direct spend toward stronger-performing opportunities.

MRKT360 also used targeted landing pages and dynamic text replacement (DTR) to align each prospect’s search with the ad and landing page. This created a more consistent experience from search to inquiry, while Display and YouTube remarketing kept the brokerage visible as prospects continued researching their options.

Turning New Leads Into Better Agent Conversations

For Real Estate Client B, MRKT360 focused on improving what happened after a new inquiry entered the pipeline.

Incoming leads were connected to a dedicated CRM through integrations and webhooks, while an AI caller was configured around real estate-specific scenarios for buyers, sellers, and renters. The system could capture useful context such as property type, preferred location, price range, selling timeline, and interest in a consultation or viewing. Call-status tagging and lead categorization helped make follow-up easier to prioritize, giving the real estate team clearer visibility into which prospects had been contacted, which still required attention, and which were moving toward the next step.

Creating a Clearer Path From Inquiry to Appointment

For Real Estate Client B, MRKT360 streamlined lead management through address mapping, buyer and renter logic, call intervals, inbound AI calling, and lead-status updates. These improvements reduced reliance on manual follow-up and created a more connected process from initial inquiry to lead qualification and agent outreach.

The resulting workflow helped the team manage incoming demand more efficiently and prioritize prospects requiring direct attention. In 2025, Client B recorded 1,020 leads and 42 appointments, demonstrating how the system supported the progression from inquiry to agent conversation.

Learning From Both the Click and the Conversation

Across the two real estate engagements, MRKT360 used tracking to connect marketing activity with lead outcomes. For Client A, conversion and call tracking guided adjustments to keywords, bids, ad schedules, landing pages, and creatives. For Client B, lead-status updates, call outcomes, and appointment tracking provided greater visibility into what happened after each inquiry.

Together, these insights helped identify which leads were contacted, whether prospects were buyers, sellers, or renters, who required follow-up, and which inquiries progressed toward appointments. This created a clearer connection between advertising performance and the real estate sales process, supporting more informed campaign optimization and agent follow-up.
